Hellenic Properties Utilizes Technology to Achieve €500M Real Estate Goal by 2030

Hellenic Properties, a real estate investment and development firm with a focus on Greece, has successfully invested €135 million in property over the past two years. This brings the company’s total investment portfolio to €200 million, spread across 14 projects. In collaboration with Vamare Investments Group, a Greek family office, the firm is ambitiously aiming for a portfolio with a Gross Development Value (GDV) exceeding €500 million by 2030.

The company’s diverse portfolio includes hospitality, office, and residential properties located in prime areas throughout Greece. Hellenic Properties currently has an investment pipeline of over €130 million, with a notable portion dedicated to hospitality ventures. To bolster its investment activities, the firm has secured €66 million in debt financing from prominent Greek financial institutions. Thus far, five projects have been successfully exited, yielding an average equity multiple of 2.15x, with three more exits anticipated by the end of 2026 as part of its strategy to reinvest capital and expand the portfolio.

In terms of financial projections, Hellenic Properties expects its leasing portfolio to generate around €4.1 million in net income by 2026. Additionally, the company forecasts an average project-level leveraged internal rate of return (IRR) of 22.9%. Continuing to strengthen its hospitality portfolio, Hellenic Properties has entered into an agreement to acquire its third hospitality asset in mainland Greece, a move that aligns with its vision to develop a more extensive hospitality investment platform.

Looking ahead to the 2027–2030 period, the company plans to optimize its investment cycle to under 3.5 years. Furthermore, it aims to expand its investor base by attracting more family-office and institutional partners. The firm also intends to leverage technology-driven portfolio management to enhance operational efficiency. Hellenic Properties’ strategic focus will remain on disciplined risk management, sector diversification, new acquisitions, and efficient capital recycling as it strives to meet its €500 million GDV objective.
